After completing a number of projects with SJS Property Management, Coleman’s were recommended by SJS to work with their sister company Arndale Properties Limited. The removal of large structures above and below ground to clear the former Kay’s Catalogue Distribution Centre.
Phase 1
Involved the demolition of several buildings from large steel frame warehouses, the largest of which was within five metres of a live railway line, to concrete frame office blocks. The site was also flanked by two residential roads and a water course, all of which imposed their own restrictions on the demolition methodology. Before demolition could begin we removed asbestos and then cleared the warehouse of it’s miles of internal racking. Phase one demolition began with a separation cut from the main six storey distribution centre, concrete frame building, and was completed on time within the 18 week programme.Phase 2
Was started two years later, once the communication antenna had been removed from the roof of the 25 metre high distribution building. The heavily reinforced concrete Forward Building was demolished & processed using approximately 80% of the excavators owned by Coleman & Company, at the height of the work. The 5 storey superstructure took 8 weeks to demolish using the Ultra High Reach excavator, but the bulk of the project was taken up processing the material for crushing and then backfilling the 3000 sqm basement with recycled 6F2 grade stone. Three crushing crews produced over 30,000 tonnes on stone which was all retained on site for backfilling and the future development. 104 bases were excavated one base at a time, weighing an astonishing 100 tonnes each.In addition to the demolition, we had to treat and remove 4 large Underground Storage Tanks which were previously used for the fuelling station of the distribution centre. Because the USTs had leaked over time, the Environment Agency had a watching brief over the removal and treatment process. Hydrocarbon contaminants were determined by Geotechnical Engineers equipped with all testing equipment in their on site laboratory.
The project was completed to the full satisfaction of the client, enabling them to secure the sales of the land a few months later for a residential development.
